The Management Arrangement
Investors have two options when investing in
the Denarau Beach Resort. As part of the hotel management option you have a generous allowance of holiday entitlement. In your absence an international hotel operator will manage your apartment for you.
Alternatively, you can choose to be an owner-occupier where your apartment is available for your use year round. This type of ownership will not be treated as a hotel investment.
A total of 100 of the 135 Apartments are sold subject to the management arrangement, under which the Apartment will be available for letting to short term guests as part of a hotel accommodation business operated by an international hotel operator.
Radisson Resort Fiji is currently operating Denarau Beach Resort.
The purchasers who enter into the management arrangement derive all of the Apartment’s accommodation revenue earned from paying guests who stay in their respective Apartments, net of operating costs, ownership costs and management fees. Accommodation revenue includes minibar, telephone and in-room movie rental charges paid by guests who stay in the Apartment.
The owners who have entered into the management arrangement and their guests, are be entitled to stay in their respective Apartments for up to 84 nights (equivalent to 12 weeks) each year of which 14 nights (two weeks) can be utilised during defined ‘peak periods’.
Owners who wish to exit the management
arrangement may do so by giving six months notice at any time, provided such termination does not reduce the number of Apartments in the management arrangement below 100.
